Asphalt should be left alone to cure or at least one year before any sealcoating is performed.

If cracks are at least a quarter-inch thick, crack sealant should be used to prevent further deterioration. I just had my driveway sealed and I’m noticing tire marks and streaks in the sealer why?

Complete cure time for sealer takes up to 30 days. During this time, the surface is sensitive to tire marks and streaking. While somewhat unsightly, these imperfections should fade away over the time.

How long should I stay off my driveway after it has been sealed?

We recommend to wait 24 to 48 hours on a newly sealed driveway.

How long will my sealcoat last?

Variables such as traffic, water runoff, salt, snowplowing, severe temperature swings will play a role in the longevity of your seal coat.

Why do you put sand in the sealer?

Sand is used for traction and also to provide a uniform textured glare-free appearance to the surface.

Will sealcoating eliminate tiny surface cracks?

No. Sealcoating is not a leveling agent. The sealer will help fill in small voids and coat any imperfections, but the imperfections may still be visible.

Is crack filler visible through the sealer?

Yes, you will be able to see the crack filler through the sealer due to the texture difference of the material and driveway. This is unavoidable, but necessary, to properly protect your pavement.

Why is asphalt maintenance so important?

Asphalt pavement begins to deteriorate as soon as it is placed. When asphalt is exposed to the weather conditions such as ultraviolet rays, rainwater, oxygen, road salt, heat, and extreme cold, it reacts by expanding and contracting. This expansion and contraction cause common stress cracks and potholes.

Ultraviolet rays from the sun dry out the tar, breaking down carbon bonds in the asphalt. This leads to the “alligator effect”. Often when a surface reaches this point of deterioration the damage is irreversible. This would make it necessary to repave or patch your lot.

When a surface is cracked and has potholes rainwater can cause damage. The rainwater begins to penetrate the asphalt weakening the sub-base. A weak sub-base leads to overall surface weakness, inviting more cracks and potholes.
